Fire Retardant Plywood vs Gypsum Board: Which Actually Protects Your Project?

By Gulf Circle Technical Team | Updated 2026

When specifying fire-safe interior materials for commercial and residential projects in Saudi Arabia, architects and contractors often default to gypsum board. But is gypsum really the best choice? This article compares IS 5509 certified fire retardant plywood — specifically AFYUN Fireman — against standard and fire-rated gypsum board across the criteria that matter most.

1. Fire Performance: Flame Spread vs. Passive Containment

Gypsum board works by passive containment — the calcium sulfate core releases water vapor when heated, slowing flame spread. However, gypsum cracks under thermal stress, creating gaps that allow fire and smoke to penetrate. Once the board fails, the fire spreads rapidly through the cavity behind it.

AFYUN Fireman plywood (IS 5509 certified) takes a fundamentally different approach. The wood is pressure-impregnated with fire-retardant chemicals through three stages, penetrating the entire core — not just the surface. When exposed to fire, it forms a protective char layer that self-extinguishes when the flame source is removed.

Self-ExtinguishingYes — char formationNo — cracks under heat
Structural Integrity in FireMaintained (load-bearing)Fails (non-structural)
Smoke SuppressionMinimal, non-toxicModerate, some toxic gases

2. Structural Strength: Load-Bearing vs. Non-Structural

This is where the comparison becomes decisive. Gypsum board is explicitly a non-structural material. Fire retardant plywood is a structural material. It carries loads, supports heavy fixtures, and can be used for wall sheathing, roof decking, floor underlayment, and furniture.

3. Moisture and Humidity Resistance

Saudi Arabia's climate presents a unique challenge — extreme heat combined with high humidity in coastal cities. Gypsum board absorbs moisture readily, sagging and losing structural integrity. AFYUN Fireman plywood is GLP-treated and uses high-density hardwood veneers with moisture-resistant resin bonding.

4. Smoke Emission and Toxicity

In real fire incidents, smoke — not flame — is the leading cause of casualties. AFYUN Fireman plywood is specifically engineered for smoke suppression. The fire-retardant treatment reduces smoke production and ensures that any emissions are non-toxic.

5. Long-Term Durability and Maintenance

Gypsum board is fragile. It dents, cracks, and punctures easily. Plywood is inherently impact-resistant. Over a 20-year building lifecycle, the reduced maintenance alone often justifies the higher initial material cost.

For projects requiring genuine fire safety with structural capability, AFYUN Fireman IS 5509 certified plywood is the superior choice.
